Can Fin Homes held its ₹13,000 crore disbursement guide; the second half now has to deliver 61% more

After a quarter ₹625 crore under plan, the lender kept its full-year loan-payout guidance, which now asks the second half for far more than the first, just as the branches that carried last quarter changed systems.

₹8,016 crore

of loans the second half must pay out to meet the guide

By our arithmetic that is 61% more than the first half's ₹4,984 crore, after a quarter that ran ₹625 crore under plan.

How they did last quarter

Worse than the company said: loan payouts fell short of the quarter's plan and loan run-off ran above the guided pace, though the full-year guide was kept.

  • Loan disbursements
₹2,375 crore, net of about ₹29 crore of cancelled loans
vs Guided on 20 July 2026: "As of now, we are projecting for INR3,000 crores only"
That is ₹625 crore, or 20.8%, short of plan by our arithmetic; the July plan probably did not net off cancellations, so about ₹29 crore may be the new rule.
  • Loan-book (AUM) growth guidance for FY27
    A range of 13% to 14%, nearer 14%, as described on 12 October 2026
vs Guided on 20 July 2026: "we continue to have as 14% AUM growth is what we will be targeting"
Management calls this the same guidance; the wording now allows 13%, where July said 14%.
  • Loan-book run-off, first half
₹3,652 crore in six months, which is ₹7,304 crore at that pace, by our arithmetic
vs Guided on 27 April 2026: "we may have a rundown of about INR7,000 crores for the entire year"
Run-off is tracking a little above the guided pace and drags loan-book growth, though last quarter's ₹1,795 crore was below the ₹1,857 crore before it.
  • Profit before tax
₹347 crore, up 4.5%; net profit ₹275 crore, up 9.6%
vs A year ago: ₹332 crore and ₹251 crore
Most of net profit's extra growth is a lower tax rate, about 21% against 24%.

A held guide after a missed quarter

Can Fin Homes has kept its full-year disbursement guidance, the new loans it pays out, at ₹13,000 crore. The September 2026 quarter, just closed, came in at ₹2,375 crore against the ₹3,000 crore management had planned in July, a shortfall by our arithmetic (management says it began netting off cancellations with these results, so the July plan was probably on the old basis and part of that gap is the reporting rule rather than lost business).

Holding the year's figure puts the burden on the second half, which by our arithmetic must pay out far more than the first. Management put the miss down to the new loan system and a Telangana registration check, called it a one-quarter effect, and said the shortfall would be covered in the final quarter.

Payouts were met last year; the growth rate was not

In the last financial year the company delivered the disbursement it guided, but growth in its loan book, called AUM, ended at 10.44%, below the guide it had cut in January 2026. The figure management says is in its control arrived. The one that depends on run-off did not.

This year has the same shape so far. Guidance for AUM growth, which management calls unchanged, is now worded as 13% to 14%, where July said a single 14%. Run-off is the swing: the first half ran above the pace the April guidance needed, by our arithmetic, though it eased from the quarter before to last quarter.

The branches that carried last quarter switched in October

In a branch, disbursement fell sharply in the month it moved to the new system, and recovered most of the old level the month after, management said. The last 93 older branches, with five new ones, moved on 1 October, and by our arithmetic the older ones did more than half of last quarter's gross disbursement, a share lifted by the disruption elsewhere; in the quarter before the same branches did about half, by our arithmetic. So the part of the network that carried the quarter has just entered its own go-live month.

The project ran about eleven months past the November 2025 date given on 21 July 2025. In July management said a five-branch pilot had no major business impact. By our reading, the jump in fixed assets at the latest balance sheet, shown below, is largely this system.

Fixed assets and work in progress

Fixed assets rose from ₹50 crore to ₹181 crore while work in progress fell from ₹60 crore to nil; by our reading that is mostly the new system being capitalised.

What would have to be true for the year to hold

The third quarter has to reach about ₹3,500 crore, management's target. The fourth would then have to deliver ₹4,516 crore, by our arithmetic, well above the same quarter a year earlier. Run-off at the first half's pace would still leave loan-book growth near 13.5%, by our arithmetic, inside the guide; to reach 14% it has to slow to about ₹3,440 crore in the second half, against ₹3,652 crore in the first. Management expects prepayments to ease as the gap to bank loan rates narrows.

Holding the number is the easier path after a cut in April, and in July it had left room to go higher; on the call it did not mention that room. We do not know yet what October and November came to. The next evidence arrives with the December-quarter results.

In the record above, the company reached its disbursement figure last year and finished its system change, while the growth rate and the dates moved. The year's guide asks it to do the first of those again with half a year left.

The record: notes, full financial tables

Notes

  1. Impact 4/5 Guidance Negative

Can Fin Homes holds ₹13,000 cr FY27 disbursement guide after a ₹625 cr shortfall

Management kept full-year disbursement guidance at ₹13,000 crore after a September 2026 quarter of ₹2,375 crore, net of about ₹29 crore of cancellations. On 20 July 2026 it had planned ₹3,000 crore for the quarter, probably before the new rule netting off cancellations, so the miss was ₹625 crore, or 20.8%, by our arithmetic, of which about ₹29 crore may be the rule. With ₹4,984 crore done in the first half (management says it began netting this quarter, so June's figure is probably not net), the second half needs ₹8,016 crore, 61% more. In July management had also floated ₹13,200-13,400 crore as possible.

“For the full year, we continue to have the same guidance of INR 13,000 crores in terms of disbursement.”— Suresh Iyer, MD and CEO
  2. Impact 4/5 Risk Negative

Can Fin Homes' last 98 branches, 93 of them older, moved to a new loan system 1 Oct 2026

The 93 older branches in the last batch, which did ₹1,363 crore, or 57%, of the September 2026 quarter's gross disbursement by our arithmetic (a share lifted by the disruption at the other branches; they averaged about half in the quarter before), moved to the new loan system on 1 October 2026 with five newly opened branches. Management said a branch's disbursement fell about 70% to 75% in its go-live month, then recovered to roughly 80-90% of the old level the next month. On 20 July 2026, twelve days into a five-branch pilot, the company had said it saw no major business impact.

“the month in which the implementation has happened, the disbursements they have dropped in that particular branches by about 70% to 75%”— Suresh Iyer, MD and CEO
  3. Impact 4/5 Guidance Mixed

Can Fin Homes calls FY27 loan-book growth guide unchanged, now 13-14%; July said 14%

Management called FY27 AUM growth guidance unchanged but worded it as 13% to 14%, closer to 14%; on 20 July 2026 it said a single 14%. First-half run-off was ₹3,652 crore against ₹7,000 crore guided for the year, an annualised ₹7,304 crore by our arithmetic, though last quarter's ₹1,795 crore was below the ₹1,857 crore of the quarter before. In FY26 the company guided 13-15% growth on 24 April 2025, 12-13% from 21 July 2025, cut that to 11-12% on 20 January 2026 and ended at 10.44%.

“we pulled the same guidance for AUM of 13%, 14%, closer to 14% in terms of our AUM growth for the year.”— Suresh Iyer, MD and CEO
  4. Impact 3/5 Margin Mixed

Can Fin Homes passes on 10 bps of a 25 bps rate rise; funding-cost effect put at 12-13 bps

After the 25 basis point repo rise on 7 October 2026, Can Fin Homes announced a 10 basis point rise in housing-loan rates (the CEO dated it 8 October; new borrowers pay it from 12 October and existing ones as their loans reset, about a third each on 1 November, 1 December and 1 January), while putting the eventual effect on its funding cost at 12-13 basis points. Management held FY27 spread guidance of 2.75% and net interest margin guidance of 3.75%. By our rough arithmetic, ignoring timing, a 2-3 basis point gap on ₹39,078 crore of borrowings is about ₹8-12 crore a year.

“we've already passed on effective 8th of October, 10 basis points for our housing customers.”— Suresh Iyer, MD and CEO
  5. Impact 3/5 Guidance Mixed

Can Fin Homes eyes ₹16,000 cr FY28 disbursement; sales team near 90 against 150 targeted

Asked about FY28, management said it is internally looking at ₹16,000 crore of disbursement, by our arithmetic 23% above ₹13,000 crore, and AUM growth of 15% to 15.5%, assuming ₹8,500 crore of run-off. The sales team brought in ₹560 crore in the first half from about 90 people, against a year's target of ₹1,500-1,600 crore with the team at 150. By our arithmetic the second half needs ₹940-1,040 crore, 1.7-1.9 times the first.
